Good afternoon. It's Tuesday, October 20, 2026. The multifamily maturity wall is now an equity problem, with roughly $6.8 billion of fresh capital standing between maturing loans and a clean refinance. Also in today's edition: rising CMBS delinquencies, nontraded REIT inflows turning positive, commercial mortgage debt still growing, FHA opening the door to build to rent, and today's Capital Stack read on the full financing picture.
CAPITAL MARKETS WATCH
Today's focus: Capital Stack Tuesday. What does the full financing picture look like for operators and investors right now?
The whole capital stack is expensive and selective. The 10-year Treasury is holding near 5.2%, close to a two-decade high, which keeps Fannie Mae multifamily agency debt in a roughly 6.15% to 7.00% range depending on size and leverage, with the federal funds rate at 3.75% to 4.00% and the next FOMC set for October 27 to 28. Higher up the stack, CMBS tells the harder story, as multifamily delinquency and special servicing rates rose again this month and private-label delinquencies now sit near 7.7%, so spreads stay wide and refinancing proceeds fall short, leaving roughly $6.8 billion of fresh equity standing between maturing multifamily loans and a clean refinance. With CME FedWatch still leaning toward a pause, the read for capital is that equity, not a rate cut, closes the gap, so underwrite to today's agency execution and a coverage cushion that survives a higher for longer market.

TODAY'S TOP STORIES
1. A Third of Maturing Multifamily Debt Needs Fresh Equity to Refinance. Why the Gap, Not the Rate, Decides Who Clears.
Commercial Observer reports that after September's rate increase, roughly $6.8 billion of fresh equity now stands between maturing multifamily loans and a clean refinance, with loans written at 2021 and 2022's low coupons hit hardest, per Commercial Observer. The shortfall is an equity problem, not only a rate problem, because today's proceeds no longer cover yesterday's balances. For investors, it marks where the cleanest entry points form, as owners who cannot or will not write the equity check become sellers, and those holding dry powder set the terms on the recapitalizations that follow.

2. Multifamily CMBS Delinquencies Climbed Again. Why the Credit Signal Still Points the Wrong Way.
Multifamily CMBS delinquency and special servicing rates rose yet again, with private-label securities now at a 7.69 percent delinquency rate and commercial real estate CLOs at 3.88 percent, according to Trepp data reported by Multifamily Dive. Rising delinquency this deep into the cycle shows the stress from high financing costs is still working through the loan book rather than easing. For investors, it is a reminder to track which lenders and ownership groups are most exposed, because climbing special servicing is the pipeline that feeds the next wave of motivated sellers.

3. Nontraded REITs Raised Nearly Six Times What They Redeemed in the Third Quarter. Why Capital Is Tiptoeing Back.
Ares and Invesco's nontraded REITs raised close to six times the capital they paid out in redemptions in the third quarter, a sharp improvement after years of investors pulling money from the vehicles, per Bisnow. Inflows outpacing redemptions suggests retail and wealth-channel capital is cautiously returning to real estate even with rates high. For investors, it is an early sentiment signal worth watching, because when the nontraded channel stops bleeding and starts raising, it adds a buyer back to a market short on equity, firming pricing for the quality assets these vehicles chase.

4. Commercial and Multifamily Mortgage Debt Grew $42.9 Billion in the Second Quarter. Why Lending Is Open for the Right Deals.
Outstanding commercial and multifamily mortgage debt rose by $42.9 billion in the second quarter as stronger borrowing activity and available capital supported growth, per Multi-Housing News citing MBA data. Even with the cost of capital high, lenders are still putting money out, which confirms credit has concentrated rather than closed. For investors, it reinforces that financing is available for well-located, income-producing assets and credible sponsors, so the constraint this cycle is basis and coverage, not a shut lending market, and the deals that pencil to today's debt are the ones that clear.

5. FHA Opens Multifamily Financing to Build to Rent Communities. Why a New Government Debt Pathway Matters.
The FHA has opened two multifamily mortgage insurance programs to build-to-rent communities, extending government-backed financing to detached rental homes, duplexes, and triplexes, with restrictions on selling off individual units, per GlobeSt. Government debt reaching the build-to-rent niche gives developers and investors a cheaper, long-term financing option in a segment that has leaned on pricier bank and bridge capital. For investors, it is a structural tailwind for build-to-rent, lowering the cost of capital for a product type with durable demand, and worth watching as it reshapes how these communities are underwritten and held.

THE FWC PERSPECTIVE
How today's news connects to the Fourth Wall Capital multifamily investment thesis
Capital Stack Tuesday lands on a market where every layer of the stack is priced for caution. The 10-year holds near a two-decade high, CMBS delinquencies keep climbing, and roughly $6.8 billion of fresh equity stands between maturing multifamily loans and a refinance, even as lending stays open for quality. The next leg of pricing turns on who can fill the equity gap, not on a rate cut the calendar keeps pushing out.
That is where disciplined capital earns its return. Fourth Wall Capital underwrites the asset and the structure, not the rate path, pricing to today's agency execution and a coverage cushion that survives a higher for longer market. As delinquencies feed motivated sellers and fresh capital tiptoes back through the nontraded channel, we stay ready to recapitalize and acquire on conservative basis in supply-protected submarkets, where in-place cash flow carries the return and any rate relief is upside we never needed.
